Golden Visa in Portugal will become more accessible

O Golden VisaAs a result of a bill approved by the Portuguese Parliament, a visa/residence permit for investment activities will become more accessible to those wishing to invest in the so-called low-density territories.

The biggest highlight is that you can get Golden Visa through the purchase of a property worth 250,000 euros (or 175,000 euros in the case of rehabilitation).

Today, the minimum amount of investment in certain activities for low-density areas is 20% less than the common amount. With the legislative change, the minimum amount for these areas will now be 50% less than the common amount.

Currently, the minimum investment amounts per activity in low-density territories are as follows:

•  Creation of at least 8 jobs;
•  Acquisition of real estate worth 400,000 euros or more;
• Acquisition of real estate whose construction has been completed for at least 24 years or located in an urban rehabilitation area and carrying out rehabilitation works on the real estate acquired, for a total amount equal to or greater than (euro) 280,000;
• Transfer of capital in an amount equal to or greater than (euro) 280,000, which is applied in research activities carried out by public or private scientific research institutions, integrated in the national scientific and technological system;
• Transfer of capital in an amount equal to or greater than (euro) 200,000 euros, which is applied in investment or support for artistic production, recovery or maintenance of national cultural heritage, through central and peripheral direct administration services, public institutes, entities that are part of the public business sector, public foundations, private foundations with public utility status, inter-municipal entities, entities that are part of the local business sector, municipal associative entities and public cultural associations, which pursue attributions in the area of artistic production, recovery or maintenance of national cultural heritage.

With the change, the minimum quantities for these territories will be as follows:

•  Creation of at least 5 jobs;
•  Acquisition of real estate worth 250,000 euros or more;
• Acquisition of real estate, whose construction has been completed for at least 15 years or located in an urban rehabilitation area and carrying out rehabilitation works on the real estate acquired, for a total amount equal to or greater than (euro) 175,000;
• Transfer of capital in an amount equal to or greater than (euro) 175,000, which is applied in research activities carried out by public or private scientific research institutions, integrated in the national scientific and technological system;
• Transfer of capital in an amount equal to or greater than (euro) 125,000 euros, which is applied in investment or support for artistic production, recovery or maintenance of national cultural heritage, through central and peripheral direct administration services, public institutes, entities that are part of the public business sector, public foundations, private foundations with public utility status, inter-municipal entities, entities that are part of the local business sector, municipal associative entities and public cultural associations, which pursue attributions in the area of artistic production, recovery or maintenance of national cultural heritage;
• Investment activity in ecological projects" means any activity carried out personally or through a company that leads, as a rule, to the realization of at least one of the following situations in national territory and for a minimum period of five years, for an amount equal to or greater than (euro) 250,000 euros (included by this legislative amendment).

This amendment will include the possibility of granting the Gold Visa by investment activity in ecological projects, under the name of Green visa.
